2012 ANNUAL DUES
You received your invoice in the amount of $500 for your annual REALTOR® dues in mid December. You are reminded of the bylaws regarding dues payment which states: “Section 3. Dues Payable. Membership dues for the calendar year are due on January 1, payable by January 31. Notice will be given on February 1 that the membership will be terminated on February 15 if payment is not received by that date.” A reinstatement fee of $50.00 will be charged if a member is terminated for non-payment of dues. You may pay your dues with a personal check, money order, Master Card or Visa. Please do not bring cash--we do not have change. PLEASE PAY ON TIME!!!!

LOCAL ISSUES UPDATE
Angie Hedgepeth, the Governmental Affairs Consultant we are sharing with the Home Builders Association, attends many meetings each month and keeps us abreast of multiple issues being addressed in local government. She prepares reports on the meetings she attends and they are posted on the “Weekly Review” under the Governmental Affairs Update. FEBRUARY NUTS & BOLTS
The February 21 Nuts & Bolts program will begin at 10:30 am at the Holiday Inn - Bordeaux. The program will be presented by Rob Reppy, Regional Account Executive with Centralized Showing Service. Rob will give an overview of the “Top 5 New Website Features” for CSS’s new website. The items covered will include Social Media Sign-On, Daily Feedback Summary, Social Links, Calendar Sync and MLS URL. Plan to attend and learn how to fully utilize the CSS website to better manage your business. The Luncheon will follow the Nuts & Bolts.

FEBRUARY ASSOCIATION LUNCHEON
The February Association Luncheon will be held on February 21 at 11:45 am at the Holiday Inn - Bordeaux. The guest speaker will be Doug Peters, President of the Fayetteville Cumberland County Chamber of Commerce. Doug will give an update on Chamber activities and future development within the community. Please plan to attend this very informative program.

PROPERTY MANAGEMENT SEMINAR
The next Property Management Seminar will be held on February 28 at 10:00 am at the Holiday Inn - Bordeaux. Will Martin, NCAR Legal Counsel, will be discussing property management issues that have surfaced at the North Carolina Association of REALTORS® with an explanation by Mr. Martin as to the outcome of these complaints. If you have a concern/complaint/suggestion; please email Chet at [email protected] not later than February 21, 2012. Chet will forward the emails to Will so that he can research and provide an answer at the seminar. This seminar is open to anyone interested in Property Management, so come to the Holiday Inn-Bordeaux and LEARN!!!

HAFA SHORT SALES: THE COMPLETE STORY
Tom and Peggy Daniel will be teaching the HAFA (Home Affordable Foreclosure Alternatives) Short Sales course on Thursday, February 16 from 9:00 am until 4:00 pm in the Association Office training room. The program provides additional options to avoid costly foreclosures and offers incentives to borrowers, servicers and investors who utilize a short sale or deed-in-lieu to avoid foreclosures. HAFA simplifies and streamlines the short sale and DIL process by providing a standard process flow, minimum performance timeframes and standard documentation. The cost of the course is $125. HOMEBUILDERS ASSOCIATION CASINO NIGHT
The Homebuilders Association of Fayetteville will hold their 7th Annual Casino Night on Friday, March 30, 2012 from 6:30 to 10:00 pm at Highland Country Club. Proceeds will benefit the Cumberland Interfaith Hospitality Network, whose mission is to serve as an advocate of the elimination of homelessness, to encourage those in need towards self-sufficiency and to educate the public. They still have sponsorships available and tickets for sale.

MARK GIVEN’S CONTINUING EDUCATION
Mark Given Seminars, sponsor code 1323, is sponsoring the Update Course, the Broker-In-Charge Annual Review and an elective course for the Fayetteville Regional Association of REALTORS® on April 3 & 4. The Broker-In-Charge Annual Review Course #8812 will be held on April 3 from 1:00 pm – 5:00 pm. The Update Course #9912, and Ethics in Today’s Real Estate World, Course #2811 will be held on April 4. This elective also meets the NAR Code of Ethics Training Requirement which must be taken by December 31, 2012. The Update Course will be held from 8:00 am – 12:00 noon and the Elective Course will be held from 1:00 pm – 5:00 pm. The cost is $60.00 for one class and $100.00 for two classes. CONTINUING EDUCATION CLASS IN MEMORY OF HERMAN HAYS
Peggy and Tom Daniel, sponsor #1359, will be holding a day and a half of Continuing Education in memory of long time member Herman Hays on May 2 & 3. A portion of the proceeds will be going to benefit the REALTOR® Sunshine Fund. The Broker-In-Charge Annual Review, course #8812, will be held on May 2 from 1:00 – 5:00 pm. The Update course #9912 will be held on May 3 from 8:30 am – 12:30 pm. NAR Real Estate Ethics course #3117 will be held on May 3 from 1:30 pm – 5:30 pm. PROFESSIONAL STANDARDS COURSES
The North Carolina Association of REALTORS® will be offering three Professional Standards Courses in February as follows: February 15 in Hickory; February 16 in Cary and February 17 in New Bern. Nationally recognized speaker Bruce Aydt will be the instructor. The cost will be $40 without CE credit, or $50 with 4 hours of elective CE credit. As an added bonus, the Professional Standards Program also meets NAR’s requirements for REALTOR® Code of Ethics Training. The current cycle runs from January 1, 2009 through December 31, 2012. You can register for the course of your choice at www.ncrealtors.org.

MLS BILLING
The deadline for dropping or adding agents is the 15th of each month.  Any notification received after that date will reflect on the next month's billing.  NO EXCEPTIONS.  The MLS does not charge for new agents joining during the month, however, if the Association is not notified that an agent has left prior to billing, the company will be responsible for payment of the service fee for that agent.

Remember...never give your password to anyone else and change it often.  To change your password, go to maintenance, then User Preference, a screen asking for your current password will display, when the next screen appears, you will enter your new password. With Document Management, it is extremely important that you routinely change your password.  And remember, there is a $1000 fine for allowing anyone to use your password.

Please remember to put the PIN number on listings when entering new listings.
Fields in MLS Input - There has been some confusion on the new fields on the MLS input sheet. The photo fields are: Initial Photo Y/N (that is if you want the MLS Photographer, Sam Edge, to go out and take a photo of the front of the house.) Additional Photos Y/N (that is if you want the MLS Photographer to take additional photos, there is an extra charge for that and he will contact the listing agent.) Virtual Tour Y/N (this is if you want the MLS Photographer to take a Virtual Tour of the listing, there is an extra charge for that and he will contact the listing agent.) If you put N in the fields, you are responsible for your own photos.
Wireless InnoVia is now available!!  Do you have a phone or handheld device with an internet web browser?  If so, you can now access InnoVia wirelessly.  Simply go to wireless.fayettevillencmls.com from your phone or PDA, enter your InnoVia login ID and password, and you will have the MLS inventory accessible anywhere you go!  You can look up agent contact information as well.  For further information or help go to InnoVia Help System. Note:  This program has been updated and looks more like the InnoVia screens look.  Check it out!!
InnoVia Help System - Check out the InnoVia Videos page for a list of flash video tutorials on several InnoVia topics.  You will notice that several of the topics have "Watch Me" hyperlinks.  Click the "Eyeballs" icon to watch these flash videos that demonstrate step by step how to accomplish whatever it is you are trying to accomplish.
Customer Display - Remember when you send out listings for potential clients/customers to view you must use the "Customer Display".  It has come to our attention that agents are distributing "Full Displays", which contain information intended for REALTORS® only, such as alarm codes and other confidential information.  Be sure to only send the "Customer Display" to members of the public. 
Don't forget to report your pending listings closed in the computer when they close.  We are having complaints from both REALTORS® and Appraisers trying to use comps that haven't been reported sold when they actually have closed.  Let's all cooperate!!
Reminder...When closing a listing make sure you have verified the exact square footage and enter it in the appropriate field.  You cannot use the square footage range in the closed square footage field; it must be an exact number.
Also, when closing a New Construction listing be sure to fill in the field for street address.  The MLS Committee and Board of Directors established a policy to warn companies in writing upon failure to include street address in the closed information, give them 48 hours to make the change (according to the MLS Rules and Regulations, all changes must be submitted within 48 hours).  If after the warning, the data is not updated then the company would be fined $100 for each listing that is not in compliance.  If they still do not update the data, then they would be summoned before the MLS Committee for hearing and face suspension from MLS. So please check to be sure the street address is included in your closed properties.
You are reminded that you can install your own photos with your listings on InnoVia.  See "Help Topics" for instructions.  You are now allowed to have up to twenty-five (25) photos per listing.
