2ND ANNUAL STATE OF THE REAL ESTATE MARKET
The 2nd Annual State of the Real Estate Market will be held on Wednesday, January 18, 2012 from 10:00 am
– 12:00 noon at the Holiday Inn – Bordeaux. Paul Bishop, PH.D, Vice President of Research at the National
Association of REALTORS® will be the key note speaker. Mr. Bishop leads the department’s survey and market
research activities, including real estate business analysis and policy issues. He will deliver valuable
information about the current and future trends in real estate and the economy. Zan Monroe will deliver
the 2011 Fayetteville Regional Association of REALTORS® sales numbers and discuss the trends in the market
for 2012. Everyone is invited; bring your clients, builders, developers, lenders, attorneys and everyone
in your office. It will be very informative.

LOCAL ISSUES UPDATE
Angie Hedgepeth, the Governmental Affairs Consultant we are sharing with
the Home Builders Association, attends many meetings each month and
keeps us abreast of multiple issues being addressed in local
government. She sends out email reports to the membership on the
meetings she attends. Be sure to read these emails to keep informed on

JANUARY NUTS & BOLTS
The January 17 Nuts & Bolts program will begin at 10:30 am at the Bordeaux Hotel.
The program will be presented by NCAR Attorney, Will Martin. Will’s topic will be
“Risk Management”. He will give tips on how to avoid legal problems in your business.
The Luncheon will follow the Nuts & Bolts.
JANUARY ASSOCIATION LUNCHEON
The January Association Luncheon will be held on January 17 at 11:45 am at the Bordeaux Hotel.
Will Martin will be the guest speaker and will give an update on NCAR legal issues.

THANKS FOR YOUR DONATIONS
A special thanks to everyone who donated food items to be given to the Salvation Army and
teddy bears to be given to sick children at the December Luncheon. With our contributions,
holiday meals were prepared for those in need. The teddy bears were given to the Friends of
the Children of Cape Fear Valley Health System, who will distribute to children in local
hospitals. We had the largest collection of teddy bears ever and the representatives from
the Friends of the Children were very thankful. Thanks again!!!
CONGRATULATIONS DAVID
The Association would like to express their congratulations to the recipient of the prestigious
REALTOR® of the Year award, which was presented to David Evans at the December Luncheon.
The REALTOR® of the Year award is given each year to the member who has contributed the
most outstanding service to the Association and the community. Congratulations again to
David, the 2011 REALTOR® of the Year.

INDOCTRINATION/ORIENTATION COURSE
An Indoctrination/Orientation course will be held on January 12 from 8:15 am until 1:00 pm at the
Association Office. If you have an application pending, please plan on attending this course.
2012 ANNUAL DUES
You received your invoice in the amount of $500 for your annual REALTOR® dues in mid December.
You are reminded of the bylaws regarding dues payment which states: “Section 3. Dues Payable.
Membership dues for the calendar year are due on January 1, payable by January 31. Notice will
be given on February 1 that the membership will be terminated on February 15 if payment is not
received by that date.” A reinstatement fee of $50.00 will be charged if a member is terminated
for non-payment of dues. You may pay your dues with a personal check, money order, Master Card
or Visa. Please do not bring cash--we do not have change. PLEASE PAY ON TIME!!!!
TAX REMINDER FROM NAR
The Internal Revenue Service requires listing brokers who pay a cooperative commission
in excess of $600 to an individual who is not their employee to complete a Form 1099-MISC.
While this is not a new law, it has come to NAR’s attention that not all real estate
Professionals are aware of this requirement.
PROFESSIONAL STANDARDS COURSES
The North Carolina Association of REALTORS® will be offering three Professional Standards Courses
in February as follows: February 15 in Hickory; February 16 in Cary and February 17 in New Bern.
Nationally recognized speaker Bruce Aydt will be the instructor. The cost will be $40 without CE
credit, or $50 with 4 hours of elective CE credit. As an added bonus, the Professional Standards
Program also meets NAR’s requirements for REALTOR® Code of Ethics Training. The current cycle runs
from January 1, 2009 through December 31, 2012. You can register for the course of your choice at
www.ncrealtors.org.
MLS BILLING
The deadline for dropping or adding agents is the 15th of each month. Any
notification received after that date will reflect on the next month's
billing. NO EXCEPTIONS. The MLS does not charge for new agents joining
during the month, however, if the Association is not notified that an
agent has left prior to billing, the company will be responsible for
payment of the service fee for that agent.

Remember...never give your password to
anyone else and change it often. To change your password, go to
maintenance, then User Preference, a screen asking for your current
password will display, when the next screen appears, you will enter your
new password. With Document Management, it is extremely important that
you routinely change your password. And remember, there is a $1000 fine
for allowing anyone to use your password.

the topics have "Watch Me" hyperlinks. Click the "Eyeballs" icon to

whatever it is you are trying to accomplish.

Customer Display - Remember when you send out listings for potential clients/customers to
view you must use the "Customer Display". It has come to our attention
that agents are distributing "Full Displays", which contain information
intended for REALTORS® only, such as alarm codes and other confidential
information. Be sure to only send the "Customer Display" to members of
the public.
✰
Don't forget to report your pending listings closed in the
computer when they close. We are having complaints from both REALTORS®
and Appraisers trying to use comps that haven't been reported sold when
they actually have closed. Let's all cooperate!!

Reminder...When closing a listing make sure you have verified the exact square footage
and enter it in the appropriate field. You cannot use the square
footage range in the closed square footage field; it must be an exact number.
✰
Also, when closing a New Construction listing be sure to fill
in the field for street address. The MLS Committee and Board of
Directors established a policy to warn companies in writing upon failure
to include street address in the closed information, give them 48 hours
to make the change (according to the MLS Rules and Regulations, all
changes must be submitted within 48 hours). If after the warning, the
data is not updated then the company would be fined $100 for each
listing that is not in compliance. If they still do not update the
data, then they would be summoned before the MLS Committee for hearing
and face suspension from MLS. So please check to be sure the street
address is included in your closed properties.

twenty-five (25) photos per listing.
